I would recommend WordPress, especially if you ever plan on selling. Buyers will prefer a CMS that they're familiar with.

The programmer I am working with will charge the same to develop my idea as a wordpress theme or as a proprietary CMS system. Which option would you opt for? Which option will make the website more valuable if I choose to sell in the future?

that depends on your requirements. for simple websites with a few pages wp is a good option. but if you have custom requirements that cant be accomplished with wp then it need to be built custom.

Wordpress - especially if you can get all the customization you need with the add -ons. if not, I'm sure you can get a custom add-on made for less than a whole site.

Wordpress hands down! It is scalable, has plugins for almost anything you can imagine and easy to customize. A custom CMS will be out of date as soon as you launch it and unless you are going to keep that developer on staff it will be hard to update.

Agreed with the other posters. Although a custom CMS is nice, I would go with the tested, tried and true. CMS development is tough work. No need to reinvent the wheel unless you have certain requirements that Wordpress or Joomla can't handle.
I would choose Wordpress for a few reasons.
- Stable - millions of users giving feedback to work out bugs
- Plugins - you can do almost anything with Wordpress if you make use of plugins
- Selling your site - if you ever do decide to sell your website, the buyer might be already familiar with Wordpress.
Business opportunities are just as abundant as ever. You just have to pour your heart into it.
Wordpress is definitely the way to go. I can't imagine anything but WP.
