I was looking for advice with the lease contract itself...is there a standard lease that I could work from and tailor it where needed for my purpose.
I hate to go out and pay an attorney for something that is available online with the standard boilerplate language already prepared.

What a scumbag! He wants you to pay $750 for a lease? What does he expect? To get paid for what he does for a living? He ought to do it for free. I mean, you're leasing your domains out for free, right?a supposedly reputable attorney said his charge for the form is $750 BIG ones - If you find something better, I'd like to know where you found it

Well, just like any other transaction: You try and get as much as you can, the renter tries to pay as little as possible, and somewhere in the middle you reach an equilibrium.
You don't ned a lawyer to tell you that.
