Buyer went to $2800 now, and I got an appraisal at $3750 - $4900 through AccurateDomains.com. I'm still waiting for sedo.

The appraisal is a scam but I think you should be able to get over $3k for this name.
it can't be an appraisal scam if its an offer received from sedo.
Now your domain name is great. Its generic and the money making niche is at it's best today.
If I were in your place, I would make a counter offer for $3000 with a note that this is the lowest you can get for this name. He already bid $2800 so he will not have problem paying a bit more. If your counter offer is higher you might scare him off. Anyway. $3000 is a great kickstart for you, especially if this is your first big sale.
You mentioned that you were thinking of developing the name instead of selling it. With $3,000 you can develop any name you want and make it profitable.

I paid for both these appraisals, so I don't think they are scams.
sedo's appraisal just arrived & they priced it $2300.00 :( They compared it with several other domains, and appraised it at the same price they showed for EarnedIncome.com, which I don't know, but mine sounds a little better, I think. I emailed NameGiant who owns Generate-Income.com, and they want $13,000.00 for it.
I just don't know what to think.
I know these offers are actually quite hard to get, so everyone is telling me to take the offer and run. I don't know why I am hesitating, scared to sell for too low will make me lose the sale I guess! But not sure how to develop it, either.
I hate indecision.

If the buyer jumped from $1800 right to the $2800 offer, they are probably willing to go higher than that
Make the sale for around $3000
then reinvest in development and other names.

I would say look for $3500+, although $2800 is a decent offer.

The buyer offered 3 times, $1200, $1800 and then on the $2800, they said "This is my final offer" so I would think that would be it. But maybe Petrolsc & Cursal are both right with the $3000.00. The offers were all within one week - 5/19, 5/22 and 5/25. I feel very "rushed", like the buyer really wants it -- FAST. Like maybe they are going to resell it immediately?
I think what the problem is -- is that with all the domains I own, I want to develop something that will give me continual income, not just a quick sale. I have some serious money problems, (as we all do) and $2500 (which is what I will get after sedo gets their commission) really won't fix it. I can just wait and still get there, I'm working full time. Also, I really didn't expect this (any offer). Now I know it's worth something
Also, I guess I do think I can get more. This could be good for an investment company, a bank, etc. That may be stupid, but that's where my heart is. Maybe I'm just not business minded, like my Mother is saying. And for anyone who is wondering, I paid $100.00, and my husband now has PROOF that I'm crazy.

Then use that cash flow to pay for tools, programers, dedicated Hosting for the next "big" project.
Sounds like you don't have the time to develop so better to sell it off; then pay others to develop your next "dream domain idea"
Ask yourself, " What would I have sold it for last month ?" in the absence of any offers.
Sell if it is keeping you awake at night.
Keep it otherwise, the value is not going down.
The buyer may go away - but another one will appear. Trust yourself.

Now ask yourself this question; how do you feel now that the buyer is gone and nobody has interest in GenerateIncome.com? There's little doubt .com's will continue to increase in value. There's also little doubt this is a solid offer. Will you think you should have sold for the money or that it was smart to hang onto as an investment? Separate your emotions from the domain and make the call.

i would advice you just to take $3k which is a decent price for this name. you might never get such a high offer in the near future. a bird in hand is worth two in the bush!!

I say get while the getting is good, the domain is only worth $2800 to him because his heart is set on it. Others looking, do not have their heart set on that domain. If they did they would be making you a offer right now, greed can do you in every time.
Think of it this way, how good of a domain name can you get with that money. You say you know it's worth money now, that is ture but later on it may not be worth anything near that. Remember the offer, is most likely because they got their heart set on the name right now.
