Obviously this domain suits the adult industry, as such it is likely to 'catch on' if marketed correctly. But the Adult Industry is a funny business, there is so much 'free' content now available and the click-through rates are small, so apart from it being a hack, and obviously a good one, the actual market return may be small. It is for this reason that I would value the domain in the $x,xxx range, high or low would depend on whether end-user or domainer was the buyer and on your negotiatng skills. You could always say to the prospective buyer that you are willing to put the domain into auction on an aftermarket site with him making the opening bid, and if nobody else bids he gets it. (You could join ShowcaseManager.com and put it on there and that will only cost you $69 for example!)
However that is not the point, I would ask from where did the offer come from? From past experience I can tell you there are two 'main major investors' in .st, one from Japan and one in the States (I know I tried taking them on a few years ago). I can also let you know that there is a buyer in Russia who quite often states in his offer wording such as 'please do not counter offer as this is as much as I am willing to pay'.
