I can't belive this - but I agree with Manic
If it's only between those 3 - I'd pick the second, but a few days on this forum and you'll find a lot of better ones for your project.

excellent keyword with hyphen usage.
With 'quality' seo / search engine optimization.. it could get too the top in the engines.

hyphens ONLY hurt for marketing 'offline'..
Lose the hyphens and use underscores to separate file names on the site to get the se hits. Also try to get rid of some of the words ie austinhomes.com
