Opinion: The problem with asking outrageous fees like this is that it propagates non-reality. It creates the impression that somehow this is the going rate, rather than a ridiculous pie in the sky.
Sure, people can ask what they want for their domains/sites, but constantly over-hyping and putting down dream figures creates an environment which is removed from a sensible business and trading one.
In other words, little by little it degrades the quality of this forum. That helps no-one, and not the seller either (who risks becoming an object of ridicule).
Just my two pence worth...
I hear what you guys are saying but there may be more to the site that is listed here. It could perhaps come with software rights, a unique arrangement with a large merchant or something else altogether.
If it's a PR9 I don't care how much it's earning or what traffic it gets, the chances are he'll achieve $25K without breaking into a sweat.

There could be other factors that make it worth the price. For example, it could be a PR9 (not likely, but not impossible) in which case $25K would be a steal. We simply do not have enough information to judge the value of the site.
