I havent done it before but the concept sound very good to me. For various reasons , lets say we lease a domain for 1 year time for xxx and the guy whoever is running the site is doing good , he has maintain good website and all that he will end up buying that domain. Even if he doesnt , i am pretty sure this will build up some traffic which will be able to generate some revenue in parking. What other profit can it bear ?

Yes. I have leased a few domains and in every case I have sold them.
In all cases the contract was for a finite amount of time and the purchase price was predetermined with a portion of the lease being applied to the purchase price however non-refundable in the event the lessee chose not to buy the domain.

In my case(s) the domains were nothing special and the purchase prices were all under $2500.
25% of each monthly payment went towards the purchase with a balloon payment at the end of the lease.

* Try and get a few months in advance and require the monthly payments to be paid 30 days in advance or whatever amount of time you feel comfortable with.
* Retain full control over the domain.
*Make sure to stipulate in your contract what type of use of the domain you will allow IE no porn/spam/warez etc. Basically, anything which could negatively impact your domain name.

There are a bunch of older threads here which will give you much more insight. Do a search and dig deep.
