www.iPodHacking.com (over 10k members - not a hacking site by any means, just a mac term for modding) - made with VB, VBseo, VBportal, VBplaza, VBcredits
www.SpywareBoards.com (made with SMF and free plugins - never promoted beyond 2 days - still gets new members and traffic by itself)
www.GuitarHeroForum.com (Done for a DNF member! made with VB, VBportal)
www.Designphoria.com (in BETA stage made with VB and EVO)
www.SpammerAlert.com (recently sold! not really forum but an alert system using forum platform - made with IPB)
www.ReVoltron.com (made with PHPbb - videos are down currently, lilttle members due to promotion, but still lots of visits and good adsense rev! With a moderator this site will fly soon)
As you can see, we do lots of different styles all appropriate to the subject and investment time/money allocated. They are quite nice and just need daily attention - and even with no work/attention after development we stand to make great profit on resale - so image how your forums will do if you actually promote them!
