Split Appraisals into Cash and Application

Have you been noticing how many of the appraisals are in reality sudjestion on possible marketing or sale, while others simply state the cash value?

Shouldnt there be 2 sections instead of 1? - Cash Value Appraisals and Application Appraisals? Application Appraisals would ahve our feedback on possilb eapplication and all related thoughts. Cash Value appraisals would require a cash value to be posted.
