Product domain. Will .net hurt?

Greetings,

I am sure this is a commonly asked SEO question..Hope someone can answer!

If I am trying to develop a one word product domain with a .net while the .com version is a parked page, will that matter?

Let's say I develop this as an e-commerce site to sell the product online:

1. Can this .net site reach # 1 on Google?
2. If the .com owner decides to develop his domain and does the same thing at a later date, will my site (.net) automatically lose it's ranking just because it's a .net ?

Let's assume, the domain in question is Cars.net..and also assume Cars.com is a parked domain for now..

Any thoughts?
