We made what I consider to be a fair 5 figure offer and was very close to a deal. Initially the current owners were very responsive. We then asked 11 very simple questions regarding the sale. It was "due diligence light" questions. As an owner you should be able to answer these of the top of your head. Then they went completely mum. No reply since and our offer was within 8% of their stated BIN, we would have hit the BIN had they answered. But guess that was just TOO much work.
That sounds like a red flag to me. I've been in that position, and I would not waste my time, anymore. It sounds like the owner is looking for quick, easy cash.
