People choose what elements about a domain are taken into consideration. Any value estimation result is what one or more individuals believe something is worth, based upon their inside formula. That estimation is their market value for that domain at that given time and place.
Seller and buyer take into consideration only the information they believe to be important.
The last price paid usually determines the minimum price the domain will be resold without loss.
Whatever metrics: Why sell for less?

I agree (like realestate valuations) past sales play an importnant part in the valuation of a domain.

You must also consider;
market conditions/economy (do people and business have the money to spend)
Demand (is it a broad or micro niche)
Relevance (i.e. the demand for casset tapes has droped, lol)
Use of name (traffic, revenue, branding, etc)
Scarcity (is it one of a kind or are there other possible alternatives)

Indeed: I believe the past sales price is the only really acceptable indication to make an offer. Do on Google.com (everything - any country - any language i.e. everything) a search for: scientific domain appraisals. You will understand better.
