Reason for selling
I believe this idea/website to be both individual and beyond the means of funds that I have at my disposal. Over the last year I have had personal problems which have resulted in me not being able to continue to spend the required monthly advertising allowance and therefore its potential hasnât been reached. Personal problems have escalated and I am now looking to release funds I have invested into this project.
Details
The Turkish Property Code was founded 20.02.05. The aim of the site was to provide regulation to the largely unregulated Turkish Property Business. Currently 8 Realtors subscribe to the code, which has a yearly membership fee of £150. Each company is expected to abide by The code ( http://www.ttpcode.com/viewarticle.php?id=12 ) and display The Turkish Property Code (TTPC) logo on their website.
TTPC provides a free advice which allows customers to obtain advice about which company they should use for buying a property within Turkey (See further explanation below), they are also invited to inform us of any issues they are having with a company that subscribes to the code. If a complaint is made TTPC will work along side the company to bring a quick solution to problems.
The service which TTPC provide allows companies to obtain an insight into the thinking of a customer (as most complaints/worries will not normal manifest until the situation is too far along to be able to resolve). In addition we currently have 3 companies that will pay a set % commission per lead (which turns into a house purchase).
The Website
Our website was originally a Template Monster Template which has been custom edited and programmed (Total Cost was £1500). It features a full backend that allows the following.
⢠The edit and manipulation of each individual page
⢠The creation of Articles, Testimonials, News and Events via pre built forms
⢠The creation of New companies into the code
In addition to a company logo an email address and website can be provided.
Both the Email address and Website are hidden and a link clicked to access them, once clicked they display a form which allows them to enter information and then proceed.
Send Copy of Email button â This tick box will allow you to decide if a company should receive email directly or if a copy should, instead, be sent to [email protected].
This is extremely effective in the development of partnerships as once the customer has contacted TTPC a deal can be made before passing over customer information.
Display on main page button â This tick box allows you to decide if the company being added is an advocate of the TTPC or if it should simply be added to the NONE TTPC COMPANY LIST
Our enquiry system is a modified version of OSticket. Having tested many systems this allowed a simple form for the customer to use yet a sophisticated backend which enables both managers and staff alike to deal with any tickets you may get.
Costs
A break down of costs for hosting is as followed
Domain $8.95 per year (registered until Feb â07)
Hosting $9.95 per month
Fax Number (0870-383-5074 )
Provided on a Pay per fax basis (no monthly/yearly fee)
Phone # 0845-108-6033
There will be a £10 number transfer fee. This number currently points to a private answer machine (we operate a voicemail only service)
Advertising Costs
This has been the major downfall since the creation of TTPC; the site was started just before a major situation in my life. My original aim as to incorporate and expand into additional staff etc.
Between March â05 and July â05 £1000 was spent via Google ad words. At first I received mostly business click throughs who were enquiring around the possibility of joining the code. In the period of advertising over 10 leads were created and passed to A Villa In Turkey and Birol Properties.
Subsequently 4 leads have been converted to sales by A Villa In Turkey (out of 6) and none of the leads passed to Birol have yielded a profit as of yet.
I believe someone with a bigger budget (i.e. able to operate at a loss) will, through the use of Google ad words, be able to generate between 6-10 leads a week for around £300 per week. I have come to this conclusion after a conversation between members of the TTPC who have a far bigger advertising budget than myself.
Income
The current income generated (since Feb â05) is as follows
8 x £150 yearly registration fee (all companies are due to renew in June â06)
=£1200
4 Property Sales @ 3% commission
= £17100
Further details of these sales (i.e. break down of earnings per house can be provided along with written confirmation of these by A Villa In Turkey)
Sale
In order for me to release both money I have put into this project and the potential that the site has I would be looking for a minimum price of £20,000
In light of what has been achieved with a shoestring budget I believe that price to be a good starting point.
In selling the site I offer my services as a consultant for 3 months after the site is sold and I will also arrange the transfer of the site to your web server/hosting. After a 3 month period I will be open to any offers to stay on as a consultation and am willing to sign a document with prohibits me in opening a similar site for a period of 2 years (this is important as at the moment there are no other sites offering the same service in Turkey)
If there is no sale?
I will seek the advice of local Business advice centres in regards to obtaining a business loan to allow me to develop this site, although at this point in my life it would mean leaving a stable job in order to spend the necessary time (which for the minute isnât viable).
