Very few hyphenated domains has great value. Your domain xxx-dorms.com would not even be worth a lot without the hyphen. That is just my opinion. I'm not an expert on adult names but I do own some adult names and have sold a bundle in the past. Judging from those sales, I would say reg fee at the most for this domain. Sorry that I can't give you more!!

It should be worth something if you promoted it via SE's and linked it to a relevant site. Nice keywords IMO, value is dependant upon income derived AFTER you get the traffic.

I have decided to take the advice from many people, and make it into a paysite or something and throw it in the engines. Then maybe down the road, sell it for a little pile maybe.
