Offer withdrawn. Caveat emptor on this one. From the thread on DP, it looks like I'm the latest in a string of potential buyers to pull out. Seller is a broker and for what should be a simple transaction that can be completed in 48 hours, I've wasted 11 emails trying to get somebody to actually sign an agreement stating that they own the site or have the authority to complete the transaction.
