I would say mid xxx if you could build a sample marketing engine of how it would look. Say for Los Angeles or New York directory of each broker agent alphabetically with links to their current listings or thumbnails of current listings and recent sales.

In this case the hyphens hurts but not as much as you think because its a high demand term, ive seen similar sales (ie: online-casino) at low xxx. Google discards the - when you search the term so it could be highly indexed without problems.

thanks for the thoughts, i'm going to go for real estate professionals website.

I think the fact that the nondash is a parked page menas i can build content and not lose it to the nondashed becuase if people type in the wrong name - like me typing in dnforums.com, its clear the wrong site has come up.

hyphens always devalue, best I can say is try and sell it in the offers sec.
