Fishy Email from Potential Site Buyer

Just got this about one of my websites:

I am interested in purchasing your website xxxxx.com from you if you would be willing to sell. If that is something you would be willing to do I would not have a problem giving you a large portion of any revenue to stay onboard and help out with running the website. Ideally, I would like to build a php/mySQL based cheat system and integrate it into the forums, give-a-way free web hosting, and actively promote the website right from the beginning.

He doesnt mention the site specifically, and his ideas seem very general and frankly a load of bs.
