It seems like a very fair price. I would accept this offer. If anything I would recommend to make a counter offer closer to $50,000-$60,000 and see if they bite.

It might be wise to hold out. It's only 24 months worth of revenue. If it's a reseller then by all means sell. If it's an end user I think you should strive for more. I wish you the best of luck with whatever you decide to do.

I agree. IMO I think that you could get between $60,000 and $120,000 for it from the right end user, if the traffic and earnings are consistent.

I'd reconsider looking at your stats and possibly accepting this offer. The RodeoHouston.com event is held once a year and it is in the month of March. So all the overtures and traffic should have skyrocketed last month, but then may dwindle down drastically for the remaining 11 months of the year. Have you noticed this pattern? How long have you had it?

I just assumed that the domain was getting pretty consistent traffic and revenue which is why I stated, "if the traffic and earnings are consistent." They are all things to take into consideration. $31,000 maybe a fair offer after all depending on what the traffic is like throughout the rest of the year.

The name should generate between 5000-7000 in PPC revenue from Sedo this year. Someone with much higher payouts should make much more.

If that is the case then accept the offer. You could still get as much as $50,000-$70,000 from the right end user but the chances are less likely. In the end it's your call.
