I bough the domain a while back with the intention to develop it.

The site has been live (with an older design) since January 2005.

Traffic: I don't promote, work on or do anything with this site. It still brings in 30 visitors per day.

Revenue: I just added the banner on 1 April and with 3 clicks it's made $0.22. So consider this a no revenue sale.

DETAILS
I intended to build this site into a rap portal. The potential is there plus some! It has the support of a network of sites linking to it that trickle in traffic. The new owner can easily get more sites to link to it once some work is put into it.

If you want to build a rap music forum (which are EXTREMELY popular these days) you NEED this site and domain. The domain alone IMO is worth my asking price.

My advice:
A lot of these new and upcoming rap fan site webmasters don't know about earning revenue and can barely code thier own sites much less run a forum. I would make this site a forum and offer all those sites a free section as their "official forum" and give them mod access. Along with those special niche forums you can have your own general forums. Or you can just run it as your own forum entirely. Either way the traffic and revenue is there.

No CMS at this time. It simply uses PHP includes with the content in individual files.

Most CMS are pretty easy to skin so you could probably addd the HTML from this site to a CMs easily.

Also the sale is based on the pre-written content etc. You could (and should in my opinion) convert this to a forum based site to make it a community and keep the traffic it is already getting coming back.
