Very low search volume and low competition for this (which is alright considering it would be easy to rank with some SEO). I was once in the niche of PTSD/anxiety/etc. and chose only .org for my minisites as I felt they matched the keywords and would have more authority than a dot com. They made about $10 a month each with 5 articles and a very decent theme that enticed click-through. A better domain would be "doihaveptsd.org" as it has more exact searches, though you may be able to target that specific keyword and earn decent change.

With that being said, the domain to me would have no value unless it's developed and I wouldn't get rid of it for less than $240 once developed and earns that much a month (articles, banner, etc. to cover your overhead with a multiple of 24 months as it would have an established $10/mo revenue). This would allow you to have about a 30x profit if it was hand regged. Though, most wouldn't look at a single domain making $10/mo, as to why I mentioned I had many sites in the same niche and the time spent developing them and then flipping them as a portfolio would have a much greater success rate.

1 site generating $10/mo passive income doesn’t sound too enticing, but 15 sites do if you can control the niche and monetize them better (with eBooks, building lists, etc. which I did not get into).

I would say it’s reg fee unless you develop it to the potential and then you can look at low to mid $XXX for a developed website with proof of income if you can find someone already in that niche that would take it or someone purchasing websites on multiples in any niche (though, it's worth more to someone already in the niche IMO).
