Tips for selling a fairly valuable website

We've developed a site to the point where it's getting about 5,000 uniques per day (95% through natural search, the rest links and direct) and making about $120-130/day off AdSense with no work required. The site is PR5 for last 4 or 5 updates and grows somewhat each day through user-generated content.

We're happy with the progress and have decided that within the next month we either want to sell the site at a healthy multiple or we want to dig in and revamp the site completely and actually start adding content and fixing it up. We're pretty good at that and I'm confident that in this low-hanging fruit sector we could quadruple that traffic within 6 months. But, we're also busy doing that for other more important sites and so we are considering the opportunity costs.

What suggestions do the experts here have for selling a site like this with the goal of getting 10-12x monthly? What pitfalls and potential for disaster should we be aware of? We've bought and sold for $7-10k before but this is obviously a bit more than that we're talking so we would be very much appreciative of any sage advice.

If O were in your situation I would suggest hiring someone to do the work for you and keep the site, which would save you the time of work. With that sort of income 1-2 months income should be able to add alot of content and revamp the site.

If you are still content on selling, then using Moniker's escrow service is a good idea.
