Ahh, the logo man strikes again!
Tha fact you have a buyer ups the value -- that's just the way it goes.
Only prob I see is refinancing has been beaten up and actually done by everyone and their mother - you better hurry before refinancing is no longer en vogue.
$200-$245 - what did you have in mind?
