Websites What do you look for when buying a site? Eg: www.buysite.com

This seemed to be the best forum to post this under. If you were taking into account whether or not you wanted to buy one site or another, do you take into account visitors, revenue, PR, age of site, in other words, what is most important to you?

Visitors/Revenue are what I look for. Age really dosn't matter too much, as long as it's earning and getting traffic.
