It's virtually impossible to appraise a domain that makes no sense but *could* be used for X,Y or Z. There is nothing to appraise it on. If it has no earnings, no traffic, no clear route to monetisation (eg nothing you can sell to someone even if developed), and makes no sense as a phrase by itself then the answer has to be $0. That doesn't mean that nobody will want it - just that it will be an unappraisable 'lottery type' sale.

Well, the original intent was online training for real estate agents. As in, Agent University. realtyU.com and agentuniveristy.com exist in this capacity.

I guess still hard to appraise since it would be an end user

These type of domains we called them brandable. Meaning you have to create a web site make it a brand by itself.

Imagine if you buy these names 20 years ago the appraisal would be registration fees
Godaddy
Enom
Facebook
etc...
They have no meaning at all but they made them brandable.
