I have a free appraisal of $38,800 for procockpit.com from leapfish.com and an offer from alglas.comto buy it at $2000.

The buyer don't request for one. I just want a fair value for it.

The gap between the offer and free leapfish appraisal is very large.

Is $2000 anough, i don't really know...

it looks like you have spent some time into the site, so you should factor in time and labor costs, as well as any other expenses.

If you are currently getting traffic and revenue from the site then calculate a yearly multiple that you are comfortable with.

However just from looking $2k may be on the low side.

However just from looking $2k may be on the low side, as I saw no adsense on the alglas.com site. i would add it to that site to see if money can be made from adsense first, before selling.

Leapfish is a joke. There are way too many factors to consider that automated appraisals don't pick up on.

This isn't a house you're getting appraised but a domain name.

The name is worth whatever your buyer is willing to pay. If they want it bad enough, they'll pay a good amount for it, if not, they'll move on to another name.

you're selling more than just a domain, you're selling a concept and a website with content.

Moniker is said to be the best. The IRS uses them as a guideline on their domain appraisals for valuation of a domain.. Godaddy, and Afternic will be much higher on appraisals than Moniker though. I have bought appraisals at all three places a few times on a domain.

Leapfish places such a premium on archived pages that they tend to inflate pricing for names with past sites and don't value good names that may not have a lot of history.

I like to take appraisals from several places such as estibot.com, nameboy.com etc., try to look at names already sold that might be similar and then use my own experience to determine what I think it is 'worth'.

The true value of the name is the amount where the seller is willing to sell and the buyer is willing to pay. This is a site that is active so the value may be much more than what an appraisal may say from any of the paid services or the appraisals may be more than what the buyer is willing to pay.

IMHO 2000 is a reasonable offer for the name itself - you've put work into the site and it is likely worth much more depending on traffic conversion etc. which only you would know. I would save the cost of the appraisal and determine the value you want to sell at, research the buyer and negotiate from their.
