Offers buyer representation agreement and best practices advice needed

Hello,

We've been 'brokering' for buyers for years for $1k-5k names more as a favor than anything, but just landed a client looking for a name between $50-100k and since we're going to be doing a lot of work for them to find the perfect name, we are actually going to put an agreement in place.

Two questions:

1) does anyone have an agreement they would be willing to share with us to grab some ideas from?

2) Does anyone have experience as a buyer rep and if so, would you care to share best practices with us?
