can someone help me with a sale

im just curious how to work out a sale for a site.

i know the traffic, but the income of the site is a little harder to prove. Like ive seen screen shots but how do you know its for that particular site?

How can i work out a sale to be sure that i wont get ripped off, but will also make the seller happy?

ask him to list it for sale at sedo.com and see what he says. at the minimum others here have recommended escrow.com for the transaction but i have no personal experience with them.
