Anyone able to help me find a "broker" type contract template please?

I've a colleague that has a domain he wishes to sell - I think I know who'll buy it - but I want to make sure I get my cut... I reckon the domain should be worth 5-10k - so ideas on what's a reasonable fee would be useful too..
