I know the extension is not the best but I guess it still carries some value. Any thoughts?

Exact match searches (the only numbers worth quoting):
cuffs: 9,900 (reg fee)
sharpies: 6,600 (reg fee and potential TM trouble)
conclave: 135,000 (search volume up because of recent papal change, and volume will only decline from here - probably worth something up to low X,XXX end user but a tough sale in what I imagine is a small pool of potential users)

Your numbers are for "broad" searches - the numbers that matter are "exact" searches, which are much lower. (For example, "cuffs" gets 9,900 global monthly searches.)

Since "Sharpie" is a trademarked term, it's not a wise investment.

I don't know a good use for "conclave".

In short, I would not have registered any of these domains. (Sorry, not trying to be mean, just honest.)

I have had domains that were appraised at reg fee and I sold for hundreds so I guess people appraise it as a reg fee because of jealousy or something.

I don't think there is any jealousy about what people have said here. It's about end user's perceived value versus accepted industry valuation metrics such as Adwords volume and comparable sales of similar keywords. If you have a niche term in your domain that only a small number of people are interested in, then you'll get a low appraisal here. But if you're lucky enough to get one of those niche industry people interested in your domain you might sell it for $xxx or even $xx,xxx. BUT, and that's a big but, that's a low probability event that you may have to wait 5 or 20 years to occur. Therefore, it's probably better to think of estimated prices as short term or "quick sale" numbers that you could expect to get in the next year or so.

Jealousy has nothing to do with it, as I don't know why anyone would be jealous of those domains. People appraise a domain as reg fee because they don't think it's easily sellable for more than that. As I said, I would not even register the domains you listed, so my appraisal would be "less than reg fee".

That doesn't mean they can't possibly sell, but, as jdwaverly said, that's a "low probability event". (And if they do sell, that doesn't mean anyone was wrong in appraising them at reg fee or less. Almost any domain, no matter how valueless, could have a potential buyer somewhere.)
