What are the most important factors in buying expiring domains?

Firstly while buying an expired domain you need to check the history of the site so that you know that you are not taking over something that was previously used for unsavoury purposes.
Secondly check whether the site on the domain is listed in search engines or is it banned from search engines.

I have also see many expiring domain names with google PR ranking. I think this has some value as well.
