When I try to register or buy GEO domains I look for city population, Niches & CPC.

there aren't many coffee shops, that are named "coffee shops" nowadays
they all seem to have their own mom/pop brand, especially since starbucks dominates that space.

the appraisal is low because the market for such names is low.
