closed Need Appraisal Advice on a .com

I would like to make an offer on a website that is receiving a huge amount of traffic. The owner has sent me the stats for 2004 and I have posted them below. Basically, I'm only after the domain name, the actual website is less than desirable. I offered him $25,000 for it and he said that is too low for the amount of traffic he gets. So before I go and make another offer, I need to know what would a website with this much traffic be worth?

Just to clarify, total visitors in this listing is TOTAL OVERALL visitors? It doesn't add up if average visitors are 2,202.55 in a 31 day month. What are monthly totals?

Thanks for the heads up Insomnia. I will try to get the monthly's from him.

But assuming the site is getting 2,202.55 hits per day, is 25k a fair offer or am I way off?

The website is for a very popular beach town. The average sale for homes in the town reached $480,000 last month. The site would essentially serve as a portal for vacationers and my revenue would come from local shops and realtors advertising.
 
since the rules of this thread require that requests for appraisals by peers only be posted by the domain owner, i won't comment other to strongly suggest that you consider using the appraisal services of a company like sedo.com. best of luck in your acquistion.

I appreciate your advice Mark, although I find it hard to believe that there would not be a place on this forum to discuss a matter of this nature. If there is a section on this site for this type of inquiry, by all means please point me in that direction.

Here is my 2 cents. If a particular domain receives 2200 visits per day in a decent paying keyword category, i would use the following algorithm to make a reasonable offer: Assuming only a 10% click rate, 2200 visits/day = 220 clicks. At a guess of 30 cents a click * 220 = $66/day. So from just parking alone it is feasible to think a person could make around $1980 per month from monetizing this traffic. At only 24 months revenue (which by the way is low these days) ... A reasonable offer in my opinion would be $47,500.
