'Renting' or 'Leasing' domains

I wonder if there if anybody has developed any standard contract for renting or leasing a domain for a period of time, or if there is any scope for doing so?

It seems to me this could be a lucrative area for a lawyer.

Once in a while I get offers for domains, which seem quite serious, but which are very low prices compared to what I think the value of the domain is.

Instead of just saying 'i want more $$$', I'd like to offer some other options?

I have prepared a number of leases for domains. There are certain standard clauses, but each lease has its own peculiarities, so that getting a "standard" Wal-Mart lease would be a disservice and probably not meet your individual needs.

How would I get started; what initial information would I give and or get from a prospective renter/lessee?

Obviously, the important info is 1. how much are you paying to lease the domain? 2. how long is the lease? 3. who holds the registration of the domain during the term of the lease? 4. do you get to keep or purchase or apply payments to the purchase of the domain at the end of the lease? 5. what constitutes default? 6. what are the remedies for default? 7. if you develop a web site, what happens to that at the end of the lease?

There are a lot more, but these are the ones off the top of my head.
