Since you have a website on the domain, it would also be valued on multiple of your annual revenue.
If you are earning revenue on it (which I assume you are), see how much it is and multiply the price by 3 times.
Since you have paid $8k for it 3 yrs back I think you havent broken even as yet on it.
My esitmate for you domains would be $6-8k.
