closed TvHill.com Appraisal needed

In Maryland there is a location called TVHill were most of the Major Television and Radio stations are located. It's been called TVhill for at least the last 50+ years or so, and just about everyone in Maryland has heard of it.Also the Television stations always say they are located on tvhill and when people give directions to anywhere near this area TVhill is mentioned as the guiding spot(Due to all the TV and Radio broadcast towers)even pilots use it as a navigation point.

My question is this, I will be going directly to the TV and Radio stations to sell this name, what would be a good starting price? Again the Domain is TVHill.com
