Site gets around 40 visitors daily... and growing
im a student and have been overwhelmed with emails, leads, etc, that i havent really been taking care of leads. Which is kind of why i am selling, i do not want to call 19 people a day. Nor not have any free time. The real estate market sucks right now, yet with this site you would instantly be able to sell 2+ homes a month with it. And with a little more time, this site will surely jump to spot #1 for many keyword phrases including the big ones. Im estimating in 2 months the site will get around 150 - 250 visitors daily.

I modeled site after viprealtyinfo.com, which sells about a home a day and gets roughly 50 leads daily. Although they have a team of 10 - 15.

nothing right now, i just have them on a drip email system. I'd be open to selling them if anyone was interested, fairly flexible on terms. Looking around the net, these leads are worth about $40 a piece or so, but id be willing to let them go for around $20 a piece. Or the new buyer can sell them to ebby or remax, etc. A middle sized to large real estate company would be stupid to not purchase them from you. At 5 a day right now thats $100 daily. Once i get it to 20 - 30 a day, you would be looking at $400 - $600 daily.

Think of it in terms that if a real estate company bought them, and converted one out of 30 at just $200k at 3%, that would net them $6,000 profit. It only cost them $600, so that would be a 10x profit for them.

according to semrush.com because the real estate industry keywords are expensive the monthly organic value as of right now is over $6500. like ive said before this # will reach $20k+ shortly. As most keywords are around $4 ppc if you were to pay for them.

You should read the four hour work week (fourhourworkweek.com) and keep this site and run it yourself (or rather, train others how to run it for you, while you go to school).

I think you are going to have a hard time convincing people here that the numbers you are quoting are legit and will probably have a hard time selling it. And if what you say is true, you'd be a fool to sell such a site, imo.

That book is your answer, trust me. Read it.

I agree with you in a sense. I am no way going to just let this site go, it would take the right offer for me to give it up. If i dont get the offer i want, of course I am going to keep it and simply sell off the leads and continue to SEO it, etc. I even have had many offers of people taking on the leads (other realtors) and giving me as high as 40% to take the leads and work them, the only problem with that system is there is no way to track what they do and do not close. So simply because there are a lot of shady realtors out there, i do not trust them. but thanks for tip, i will surely read this book for entertainment, i enjoy that kind of reading.
