I would say 5k is about right, I would think it would be much better to build it. Then it would add value fast, depending how good you build and SEO it.

You realize that can be said about pretty much any domain right?

Sure I do, but it's a 3 letter dot com and that does matter. To me that makes a built site, with good traffic worth more then a normal domain any day.
