it's not just any NNN , its 101 which is a synonym for Guide or tutorial. 101.net could be developed as a portal with basic guides to a variety of subjects. Internet marketing 101, Domaining 101, Golf 101, Martial arts 101, Travel 101, New York 101, and so on...this domain can be used a million ways
 
Even guide.net or tutorials.net would only be $20K.

Not saying it doesn't have great potential, but the seller is not talking about developing.
