This traffic does not bring much, like RPM$5, so from this point of view I would not buy it for more than $30K.

I think better than ask "appraise this" would be question: "imagine, you are a manager of a big fund investing into domains. Responsible to investors for valuation of their investments. How much would you pay ?".
Now me, as such manager, would pay no more than $30K. Everyone can do recently at their domain investments average ROI 50%, domains in portfolio earning much less and waiting for "the right buyer" is "money eater".
