I think Rick should write a book. I have the perfect title.

Domain Essentials
by
Rick Schwartz

Of course I will sell DomainEssentials.com to him for a reasonable price.

Property.com is the second best real estate name behind RealEstate.com. Sounds like both win on this one.

Edit: Homes.com and Property.com are a toss up. Either way top 3 real estate name.

His a domain king for a reason, he saw what noone else did, congrats

anyone know how long he owned this domain and how much he paid?

Perfect timing for an 8 figure sale. Hopefully he can eventually confirm the figure via DNJournal.

Bigticketsdomains.com put some big figures for domains.

e.g.

WorldNewsevents.com is for sale at 5 million us dollars.
I think it is pretty too much.

Roughly 3 years ago for $750k

And it's amazing how much sh*t he took at the time from all the know-it-alls for "Overpaying".

I wonder where they are today???

I don't see them posting on this thread?

Well I am pretty sure, he did not get 8 figures cash. It seems as though the deal was mainly paper, whose value might be a bit subjective. Foreclosures are big business in a downturn. That kind of business will go a bit flat as the market hits bottom, and try to expand market share from near zero in conventional realestate is going to be a tough call. It will be at least three or four years before the housing market starts to pick up any significant steam. Gaining market share in a flat market could be a tough call. Having said that of course the Parking revenues for this domain will almost certainly have crashed.

Having said all that, he will no doubt have managed to make a good profit, but I would not put this domain higher than 10x Villas.com which sold yesterday after the sale was announced. Indeed, I thought the Villas sale was a tad disappointing.

It's not Bigticketdomains.com who put price on it.
You pay listing fee and domain owner put whatever # owner want.

Interestingly enough, the term "Property" is used in Europe instead of "Real Estate" and conversely, less used in the States. I have been in the "R.E./Property" business all my professional career, 30+ years now, as a Broker in California, a speculator/developer, an owner, and as a Publisher of one of Europe's top magazines for Property, as we say over here.

Villas is a subset of property, but every European knows what it means and it has now come into American lexicon--it is used to connote more posh stuff and to give an air of exclusivity.

Rick made a fantastic trade, and he still has the plural, unless this went into deal as well. Good for him.

It is a well known fact in R.E./Property that sellers always think their home is worth more than the market says it's worth. It's also a well know adage in the stock market "Never fall in love with an asset." That is, you'll always sell for what the market says it's worth, not what you think it's worth.

IN RE: Villas.com, and Property.com, the market spoke. Mine was a public sale, Rick's private. Could I have gotten more? Did Rick get enough?

Hey, the were both excellent trades. And they bode well for anyone who has a name that says what it is, without having to spend a dime to hit the consumer over the head with marketing hype.

Hold out for that end user who appreciates what you have to offer and is willing to pay market value for the opportunity to own it. Do you know that in the last 5 hours of my SEDO auction, I got a rather terse email from a guy who had been trying to buy Villas.com for 5 months, who said "Why don't you just stop the auction, and sell me VILLAS.COM for EUR 120k and we can stop wasting all this time."

Don't think so, mate.

So, good luck to us all, kudos to Rick.

Steve

Villas is also what people go online to book for holidays. The internet is increasingly breaking down the traditional package holiday.

Would not be difficult to combine a holiday site with Real-Estate and get the best of both Worlds.

Like you said. Villas indicates high end luxury. Ok, a niche perhaps, but an important one. Who wants to be trying to endless terrace houses in a depressed market?

How can you be pretty sure?

Mainly from what he said, but also quiet a bit from what he hasn't said.

Well, my buyer has chosen anonymity, so I don't know what they have in mind. But I put together a marketing package for the sale that says exactly this. You got it in one.

The combo of holidays (vacations in the USA) and sales? Wow, what a combo!!

So what if the property market is depressed today....real estate always goes in 5 to 8 year cycles, and these names will be unstoppable powerhouses if they are developed properly. Then they can ride the curve up to the top, with ample time to tweak the format.

I like your other comment as well, it's what's not being said that's more intriguing. Wouldn't it be a hoot if P.C didn't achieve the price that everyone thinks? I don't think so, but who knows.....

Actually I think it would make more money in Europe.

The term Villa is more or less universally understood. Property in Europe is a lot more expensive than it is in the US. Even at the top US Real Estate was a damned site cheaper than most of Europe. There is a massive market in Vacations and Second homes in Europe. Northern Europe has really crap weather, the Villas are situated in the sunny South. The language problems in many cases increases the value of an intemediary. No, I definitely think the real value here is in Europe.

Congratulations Rick! He's one great salesman because he has one of the best products in the world!
