The dash (-) can decrease value, but in this case it may work out well. I'd say mid xx undeveloped. If you develop it and/or find an end-user, go for xxx.

I like this one, and it has a lot of potential. Especially as a WAP website.

upper $xxx - lower $xxxx atleast. Much more to an end buyer.
