appraise AI Domain Appraisal: Can 1.5M+ Domain Sales Make Valuations More Accurate?

I've been looking at the idea of using AI for domain name appraisal, combined with a large database of historical domain sales.

The interesting part is not simply asking AI, "What is this domain worth?" The real question is whether AI can analyze 1.5M+ historical domain sales and identify patterns that are difficult to see manually.

For example, an AI appraisal could potentially analyze:

  • Comparable domain sales
  • Keyword and search intent
  • Domain length and memorability
  • .com vs other extensions
  • Industry/category
  • Brandability
  • Recent sales trends
  • Similar words and combinations
  • Historical prices of comparable domains
  • AI-related demand and emerging terminology
DNScroll is particularly interesting for this because it provides domain sales data and historical market information. Recent sales also show how wide the market can be — for example, orchestra.ai sold for $250,000, perform.ai for $200,000, and router.ai for $80,000.

Of course, I don't think an AI appraisal should be treated as a guaranteed selling price. A domain can be worth very different amounts to different end users.

But with a sufficiently large sales dataset, AI could potentially provide a much more data-driven valuation range instead of relying mainly on subjective opinions.

I'm curious what other domain investors think:

Would you trust an AI appraisal trained/analyzed against 1.5M+ real domain sales?

And what would you consider the most important factors for AI to include when valuing a domain?

I'd especially like to hear from investors who regularly buy and sell domains.
 
Yes and no.

AI isn't going to catch a trending term or phrase for instance.

Unless you have it constantly updated on news.
 
I agree — that’s probably one of the biggest limitations of using historical sales alone.

My thinking is that the 1.5M+ sales database would be the historical/comparable layer, while a separate real-time layer could monitor news, search trends, social media, emerging terminology, and other signals to identify terms that are gaining traction.

So the AI wouldn't just ask, “What similar domains have sold before?” It could also ask, “Is this keyword becoming more valuable right now?”

For example, a term with relatively few historical sales might still deserve a higher valuation if current demand, search interest, and industry adoption are accelerating.

Obviously that makes the system much more complicated, but I think combining historical sales + current trends + comparable domains could be more interesting than relying on either one alone.
 
I found interesting when testing this.

I tried appraising a domain I own, Scams.xyz, with my service ChatDomain. The AI found a particularly relevant historical comparable: Scams.org sold for $10,000 in 2012.

I also tried GoDaddy's and Dynadot's appraisal tools, but they don't show that historical sale as part of the appraisal.

That's why I think the historical sales database could be valuable. It's not necessarily about AI magically predicting future trends — it's about giving the model access to comparable sales that might otherwise be overlooked.

In this case, having the exact same word (Scams) sell for $10K on .org is a much more useful signal for evaluating Scams.xyz than simply looking at generic domain metrics.

Of course, the 2012 sale shouldn't be treated as proof that Scams.xyz is worth $10K. The extension, market conditions, and buyer can all be different. But I think it's an important data point that a good appraisal system shouldn't ignore.
 
It already exists. Try Fellman's Domain Evaluator. Even after 28 years in this biz, I find it agrees with me
quite often. Amazing that. I use it whenever I have interest pending in a domain.

But ultimately, it doesn't matter what an AI appraisal says; it's about what the customer can afford and how willing you are
to meet his expectations. Or vice versa.
When you've held a domain for 20+ years and never had an enquiry till now... the math says sell it at almost any price you can negotiate.
PS: He's put a limiter on it so you can only do 3 domains in one sessions.
