In your case, seeing you already have an interested party, this thread is really not about the actual worth of this domain, but rather about getting out of them as much as you can, and those are two separate things. After all, one manâs trash can be another manâs treasure. And since this is not a charity, you should learn what they are ACTUALLY willing to pay for it, and then decide whether you are willing to sell at that or not.
How much is it worth to your potential customer (what was their offer I mean)? Is he/she an end user? Is it a company or an individual? Are you looking to sell to the highest bidder (even if the offer might not much), or would prefer to hold?

You should never do an appraisal for a buyer. Let him appraise it, if he wants it that bad. It is not your job.
