How do you approach a potential Seller

So you see a domain you want to buy. Its not been used for much and is really a waste of a good domain name. You see potential in it.

How do you approach the owner to make an offer? Anyone have a good email template they wish to share.

best approach is whois record --> phone no --> call... I guess if you're shy or not sure email *could* also work
