I am a little confused- is this name yours? Why do you need an appraisal if you aren't going to sell + you have an offer that is clearly above what would be generally considered the value of the name? This is a very unusual thread.

I'd take the money and run like the wind, i wouldn't pay more than $1000 for it personally. With no traffic! If there is super traffic flowing through it then add another $1000!
