if I am looking for a so called 'local property', why would i go to a site called LocalProperty.com?? I wouldnt, I would go to FloridaProperty.com (example only) if looking in Florida, GeorgiaProperty.com (example only), if looking in Georgia. This domain is too broad when talking about such a specific target area. My 2 cents....take it for what its worth.



While that is true, you also have to take into thought how far you're going to take the development and promotion of this name.

For instance, I run alot of commercials in my area, sometimes billboards, bus stop ads, and t-shirt ads, where alot of people wear my t-shirts around.

LocalProperty.com is very brandy. You could develop this by contacting small time real estate agents first in different states (ALL 50) who would put their ads in there in a heart beat. And then you begin the process of promotion. Since TV could get very expensive, you would promote throughout the internet, and make LocalProperty.com a searched domain. Theres alot more to do, but thats the simple run down.

Interesting that out of all people you say that, because from your posts and domains it shows that you are a newbie and you usually overestimate domains by a multiple, there is a big difference between your guessing how much a domain is and actually putting your money where your mouth is, you get mad if your new regged domains are not estimated at $x.xxx and compare every domain to some top sale that happend in the last year, I am not trying to give super-low appraisals, I am just being honest and realistic, and I think everyone that is waiting for the big jackpot with some mediocre domain is just fooling themself, its better to sell a domain like this for 1-2k and reinvest it instead of waiting 10+ years and still nobody is interested at your price..in many cases there are factors that play into those high priced sales that are unknown, but if you never actually bought a domain for $xx.xxx+ you wouldnt know that either... and to clear up the property/properties thing, it seems that in US English the term Properties makes more sense when in UK English Property make more sense..you figure out where the bigger market is...

Property & Properties can mean the same thing.. Properties just happens to be used more often.. But when someone says "I own alot of property" That doesn't make the term incorrect. When someone says "I own alot of properties" That still doesn't make the term incorrect.

Its just that Properties is used more often than Property in some situations. Off bat, the name right now is worth LOW 4 figures imo , but if developed right, you would have something worth 5 figures plus in your possession.

Either property or properties is ok when used in this way. Both can refer to a collection of properties. I prefer the word property, however i find that more people type in properties. I would also prefer to own cardiffproperty.com (where I live) rather than localproperty.com but maybe that's because I have not yet seen the light! Oh, I do seem to own CardiffProperty.com already which is nice.

Any name can be profitable if marketed properly. If I plugged $100k a year into the site "SuperCheapInvestmentProperties.com", It would make money.

I am really curious if anyone here has actually stepped up to the plate and made any offers on this name. What would you pay for it? Be honest!!! Has the owner got any offers, if so, what are they?? (And be honest, no bs)

I would think it's x,xxx but not xx,xxx unless developed. I tend to agree with the singular hurting the domain slightly.

The bottim line is, it is a good domain regardless. I would think if you spent a year developing it you could move it for xx,xxx. Otherwise, I would be happy with 5k if I was offered it.

A name like that would take 100K a year to get some type of good exposure.. this name wouldnt... big difference

I am in the Real Estate biz and to be honest the word "local" is not a keyword. Words like these are used daily but not 'local'
Retail, Commercial, Vacant, Improved, Residential, Office, Real, etc...

Good domain but you are right as there is the problem with saying it has a high value. Local is a word not often used in real estate by buyers or sellers, though it is sometimes used by Realtors websites in the context of "list your property for sale in the local mls"

P.S. Regarding the difference between property and properties I would rank them as roughly equal but with an edge to property. Property may be successfully used even if you are looking for more than one property, really makes little difference. In fact, property is likely best since it can be used for singular or plural but properties may only be used for more than one. In fact, to tell a Realtor you are looking for a property informs the Realtor you are looking at more than one listing.
