I received an offer of $500 for another site I own NeighborhoodHomePage.com
I think the branding potential of the other sites is much greater. I realize this is a specific market and the true value on these sites will lie with the end developer. I purchased TheHomeSource.com for considerably higher amount, but based this on the branding potential and my plan to develop this in the future.

This is exactly why it is so tough to both buy or appraise brandable names. Their value is often dubious as they are not keyword industry terms and typein names. When you factor in the cost in the website, SEO, time and effort marketing/branding, combined with the fact the owner may drop out, it makes for low values.
