Most traffic for this site comes from search engines, but search-engine traffic seems organic. Backlinks are generally "good", such as from universities. Google PageRank is 6; Alexa and Quantcast information is viewable online. The domain, registered in 1999, has had just the one owner.
The site's content is academic, so traffic (and thus income) varies with the American school year. There is a math tutoring forum in addition to the free-access math lessons on the site, so a buyer would need to have math teaching experience in order to manage the forum and maintain the content, or else would likely need to hire somebody. (The forum has been "live" for three years, but has yet to "take off".This could be "fixed" by hiring people to provide homework solutions -- essentially, "cheetz" services -- but this could damage the reputation of the site itself.)
Also, the current owner does not get paid formally. This year's income may finally creep into the six-figure range, but a buyer would need to deduct from this the cost of paying somebody to manage the "back end", paying somebody to manage the academic content, and perhaps hiring back the original owner (the "face" of the business) in order to expand the current content.
[There is interest in expanding the content on the site -- for instance, in calculus -- but the site visitors expressing that interest have made clear that they want the same person to present the material. They are looking for more content in that same "voice".]
Revenues are generated almost entirely by advertising. Between a third and half of the current income is tied to one particular publisher relationship, so income, though very good at the moment, is not necessarily "solid".
Since the site is academic, it would be difficult to add more advertising without further damaging the perceived reliability of the site's content.
I've been told that the "value" of the site, including the content, is USD$1.8m (one-point-eight million dollars, US), which seems high. (The source, being somebody who is looking to "make a killing", is decidedly suspect.) But I have no experience with buying or selling domains, so I am seeking informed opinions.
