What kind of sites make the most money and/or are easiest to develop?

Easiest to develope? Forums, perhaps.
Make the most money, either gambling sites, or the credit card applications sites.

do a search for keyword payout and see if you can find a list of the top 500 paid keywords

it's an eye opener

also forums can suck as they take tremendous work

Not to mention a heavy traffic flow to stay active, this has been my reason to give up about 5 forums

any site will make you a lot of $$$ if you work hard on it... there isn't too many opportunities or easy ways to make a whole lot of money this days........ it's a process. think hard, work hard.... and it should pay off sooner or later

If everyone was developing sites about dogs, I would develope a site about cats... I find that going with the crowd usually doesn't work anymore. IMO Niche sites that attract lots of visitors, will work best money wise these days

Find a niche, stick with it and don't give up. Push push push.

It all depends on the crowd you are aiming at. Most money i make from multi forum free hosting and image hosting.

And webmaster related content based sites.
