Well, if you won't accept honest opinions, then perhaps you should not seek appraisals here.

If you pay for an appraisal, I am sure someone will tell you what you want to hear, although I would advise against going anywhere too reputable.

Of course, if you wake up to reality, then there are real opportunities out there!
